Aesthetically it was a great idea and changed the flow of the house.

We are also doing some of the 'extra' aesthetic improvements to our commercial properties, now that we can get contractors to actually commit to jobs.

The first house I ever restored had the same issue and I was adamant about keeping that chimney for its aesthetic value. 

But aside from the aesthetic benefits a designer can bring, there is another that is just as valuable if not more so.

I assume some of this cost will go to the exterior for aesthetic improvements (paint, landscaping, signage, etc) and some will go to deferred maintenance (new roof, new boiler, repairs to mechanicals, electrical or plumbing systems, site drainage, sewers, etc).

I also envision these developments being more aesthetically pleasing making them more attractive than most tenant heavy neighborhoods.

The new property is in good shape structurally and aesthetically, but is in a C class area and currently has 4 Section 8 tenants that I am inheriting. 

The gutter punks that sleep in them, the drug dealers that work out of them, the women who are raped in them, and even the folks who are murdered in them.

I see the potential, so I put up 3 smoke detectors, had someone clean it out and get it to a broom clean condition, and I had a tree company come and aesthetically trim the trees so that you could see the water.
