My goal is to build a sustainable rental portfolio that provides great housing for tenants and solid financial returns.I’m looking for advice, insights, and connections from experienced investors or local professionals.

With the decline in traveling medical professional pay since the end of the COVID era, corporate clients represent the highest-paying clients we serve. 

Note: Our initial goals are to wholesale to build immediate working capital (targeting $150k) and hold for cash-flow to build 10k/mo FCF (free cash-flow).We have made some cash buyer connections, identified and underwritten potential deals on hundreds of current deals, and developed professional relationships in our target community (cleaning, construction, governmental). 

Most of our MTR properties are located in Indianapolis, and the majority of our tenants are traveling healthcare professionals.

No challenges Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

For me, real estate was a means to an end...so that I could spend all my professional time doing what I love: helping people and renovating properties.  

You can find plenty of markets where nobody builds and you won't get competition but you won't get bookings either because there's no demand.It has been proven that, with short term rentals, it's the really professional hosts that make the bulk of the money (think the 80 - 20) rule.
