With that in mind, a sports-centered college town potentially presents a good opportunity as the school will often have visitors attending games who need places to stay. 

Tourism, remote workers, digital nomads, snowbirds, retirees, near shoring induced economic boom, growing middle class, massive population (growth) and geographical location.

Present the comps that you are using to support your ARV to your lender.

How much longer are they supposed to be present?

That is my theory, based on about 1,000 years of the history of real estate law from the Battle of Hastings in 1066 to the American Revolution, to the present.

Realtors also do a great job at presenting opportunities 

If they can present quality information describing why they need the capital, what the current state of the asset is, how this capital will be used to solidify the asset - then at least I can evaluate the capital call and make a decision to participate or not.
