So my cash flow is poor for my equity position (it would be poor even if they were all LTRs, but better than it is with 2 STR and 2 LTR).  

Adjusting for it allowed him to realize his property’s ROI was still positive but not as high as initially hoped.

So I am not very familiar with PadSplit @Najhae Robinson.All I know is the neighborhood backlash, the nightmare stories and the like.I have heard nothing positive about it.Oftentimes they violate the STR restrictions in cities because they will rent to anyone for any length of time.I would never look at this as a business model personally.

Hi Community,I am in a position where I can tap into the equity of my primary home to purchase a second investment property.

I know this is hindsight but when ever you lend money you should get a Lenders title policy and give escrow instructions to the title company that your loan is to be in first position.

Plus Self storage is a heavy positive cash flow investment while Teak farms are negative cash flow so they offset.  

By positioning it for a quick resale, we attracted buyers ready to close fast, ensuring maximum value with minimal input.

The lender is now overexposed (perhaps at over 100% LTV) which is a position no lender wants to be in for obvious reasons.

We still see 1% deals here that bring positive cash flow and have potential for appreciation.
