I would recommend Philadelphia Pennsylvania.Large city catering diverse economic base.Low inventory (that translates into strong rental and home buying demand.)Many investors from California NY and elsewhere are already finding good profitable deals here both buy and hold as well as flips.Property that is available at 50k and with renovations from 15k (cosmetic play) to 50k (full renovations)are obtainable with persistence.

I can be done..I have done it..but it takes a lot of persistence and a lot of wasted energy to find the one motivated guy with the pen..you will also be surprised that guys who turn you down over and over again saying we don't do that..will eventually call you..but like I said it takes a lot of work and even more networking.

You will be amazed at how they all come to you down the road "asking you" if they can get in on your deals.Again it takes time, even years, but patience, PERSISTANCE, and determination will grant you success.Scott,You are right, you hsould have no problems getting such a small amount from just one source, no need for multiple investors at that level.Try buying a list from a list broker with individuals who own CD's in excess of "x" amount (in your case $50k or more and then send them mailers,emails, or calls.A lot of time you will get the answer of, well my CD does not mature for another two months.
