The only real danger here is that you didn't get to leverage the skills of your team for this one, so you may have bitten off a non-deal after all.Depending on your comfort level with gaging areas to buy in and rehab budgets, I would consider making a connection with a Property Manager or a savvy agent in the area you are targeting and then pausing your teambuilding until you have a deal.

I submit that I don’t know and no one else does either.So do you buy Bitcoin now because it is down 50% from its high or do you wait because $30,000 is just a momentary pause on a continued steep decline.Real estate while more predictable than Bitcoin is similar.So buy property that is is good value today - with reasonable rational reasons for optimism for the future - and wait.

For instance, if I am in Bosie, SF, PHX, SD etc. with seeing a M-o-M drop in median home sales, and a big drop in pending home sales I am probably going to at least pause and see where the market is heading.

You're going to have to earn the trust of your lender, and not the other way around - the days of free capital are gone.If you want to invest institutionally, find a credible lender who is still lending and adapting to today's environment - I have heard that the largest lenders in the space (read, the lenders with the best rates and terms) have paused (read, stopped lending) for the next 60 days until they figure out where the economy is headed.
