With that also comes the necessity to have property management companies run things so that makes it even more necessary to find good cash-flowing deals.

Make a point to make a list of the necessities every house needs to operate smoothly and go through that list every time you look at a house.

I would say necessity is the best motivator, so make a business move and find the contractors etc. when the need arises. 

Appreciate the note of caution on the necessity of the trust only having one beneficiary, I've read that before but its easy to forget. 

It's much more reasonably priced, and it seems to be a center of commerce/necessities for it's outlying areas. 

Perhaps not in all businesses but in the rental game I think it's a necessity to survive.

I went straight to the listing agent for my first deal more out of necessity than an "I don't need no stinkin' agent" attitude or thinking I was gonna get a great deal by letting them double end it.
