He has a webinar about investing in properties with Section 8 tenants, and has a course teaching how to invest in Section 8 for $1,997.I wanted to see if anyone here has invested into his systems.

I probably wouldn't want to use a DSCR loan then, because my interest rate on the multi-family is much lower than the current rates. 

I agree that DealCheck (or the BP calculator) does not provide enough tools or functionality to analyze those types of transactions (yet).But I would argue that it does a great job at analyzing more traditional buy & hold SFRs and multi-families, as well as flips and rehab projects.

Atlanta MSA is great and growing, but Multi-Family supply coming on line there both now and through next year is significant, wouldn't this be a better/cheaper deal 1 year from now?

Systems don't work if there are any exceptions.

A tenant doesn't qualify for a S8 voucher by making good financial and life decisions, so what quality of people do you think the system is dealing with?

It's just a 2 bedroom/2 bathroom so not a multi-unit unfortunately.
