Moral to all this Kiersten is, have your lawyer specify everything up front.

People like this (the kind that abuse someone else's valuables) have an interesting way of excusing their behavior and twisting reality to serve their  screwed up moral code.      

I agree with @Carolyn Morales that we have to be smart about how we give back; if we give away for free we're likely to get walked all over, so instead we discount the rent by around 25% below the low end of market rental rates in this instance. 

@Willie Morales, are you looking to purchase as an institutional buyer or an individual investor?

After time on here and participating in several conversations, I realized the most 'really successful' people on BP have two things in common, they have a license or their spouse has a license, some are agents, some brokers, some mortgage bankers and some have multiple licenses, and the second thing is that they believe in high moral standards and codes of ethics when it comes to how they do Business.

So I guess my "moral of the story" is that you really have to factor in the area, if appreciation is reasonable to plan for, what the next decade looks like, the potential for more frequent tenant churn with a quad than a duplex, etc. 

@Cristian Aviles-Morales it is probably also worth mentioning that number will probably increase in the near future. 

Seems like a good guy that may have a moral compass and still do the deal with me as a finders fee, but is there ways to give myself the advantage?
