I know folks often use a CoC % to analyze returns on rental properties, but I realize that the same methodology is likely not appropriate for notes/fixed income.

@Patrick McGowen Investing in the Stock Market is similar to Real Estate in that there are many successful strategies, Bill Oneil and his methodology (IBD/CANSLIM) is among the best for those willing to take a more active approach.

The catch is the CAP is generally only as good as its inputs and to be certain you are comparing apples to apples {even then, you will likely have Spartans, Dudleys, and Honeycrisps} the CAP rate for each cash-flow needs to be determined using the same methodology.

An area that also has an attractive environment for business investment for future job growth and low taxes and minimal tenant "friendly" laws.Overall I have the feeling that the SE region of the US is due for growth in the coming decades, but perhaps I am biased due to my relative familiarity with the region.What are your thoughts on specific areas you are interested in and why, as well as your thoughts on my methodology or other considerations in analyzing markets?
