Companies like PolicyGenius do an excellent job selling personal lines coverage (property/casualty and life, mainly) more easily (and maybe more cheaply) than your local State Farm agent.

Like Mija noted, they cost real money and time to maintain, and I simply was not deriving enough value from either.I had no intention of GC-ing jobs for clients, which is about all it would have allowed me to do that I can't do already.  

I just don't know that I want to have an AirBnB side hustle on top of my main job and my other life responsibilities.

But, i do have a couple of LLC's, mainly for transferring property to children or spouse when I drop dead. 

You definitely have enough to house hack- buy a property for yourself with the intention of making it a rental in a year or so.

Could be sooner permitting what comes on the market that would best suit us therefore this is where the HELOC would mainly help.
