If you decide to build new construction, be very careful with builder contracts out there.

Active = Income earned from Material Participation.Whether that's SMB, W-2, contract income, or prof real estate.This is income where ordinary tax is paid and losses offset other income.

I planned to recommend getting the deal under an assignable contract and if you can't make the financing work try to find an investor to transfer it to for a one-time profit.

generally speaking, a developer should build what's on their floor plans and even more so what's in their contracts.

However, my number 1 went under contract before I could place a bid. 

Maybe a property or two they'll do the whole comp analysis with the contracting bid and deliver it, but if you pass twice do not expect them to answer much anymore.I use wholesalers for 85% of the deals I source. 

I had an investor that was willing to put it under contract and then it nearly fell out when he asked for too much from the business owner.
