Imagine if a tenant was faced with the same problem how little they would care.Cat pee is the worst and is a league above dog pee.

BTW, I'm married to an Ivy league grad and she doesn't think an IVY league education is worth it, she thinks a good state university is a much better choice. 

The Ivy league RE MBAs will tell you it is insane for the new small investor to try their REI luck from a distance.

I have a 200 dollar HP 9015 printer and i did exactly what @Andrew Tucker said to do. everything lines up right and I can write in the owners name with the same pen I used on the master copy and you cannot tell the difference.I even went a step further and scanned my handwriting for the return address on the envelope so now the only thing I have to write out is the owners name and mailing address.We are just getting started so 12,000 mailers is probably out of our league until we figure out our systems.

I have some experience doing high end flips nothing past the 900k mark so the value of this project is definitely out of my league but at the same time with the current market in Denver, I think its quite feasible. 

I have been looking at multi family units for the past 1/2 year or so, and the prices have just been mostly out of my league in my targeted counties/zip codes. 

Someone that started hustling & struggling like everyone else, that is now basically in the pro leagues. 

With just one rental and one flip right now, I'm definitely not in the big leagues yet, but I worry that I'd somehow miss out on something I should be doing if I only have a preparer rather than an advisor.
