I'm getting the impression that making a lower offer is not necessarily standard practice for Turnkeys, but that I could make a lower offer if I had good justification for why I thought the sticker price is too high.

And, on a side note, some of these items like electrical and repairing the aluminum siding aren't going to really be justifications for a rent increase.

Can't speak for others, but that's a perfectly reasonable justification to me.
