@Lydia Bolling most of the hard work can be done anywhere you have an internet connection so your lunch hour and after the kids go to bed are perfect times to do research, if you don't have enough time maybe the solution is to narrow the search so that you have less properties to sift through

You could simply Google it and pull one off the internet that matches your scenario.

In the meantime, you can get credible education on the internet.  

Have websites up, doing direct marketing campaigns  and internet marketing w/ PPC, and spending money on education; real estate agent course, a lot of books (also bigger pockets books). 

That total cost can end up higher than just getting cheap internet. 

The good thing about the internet is it's got everything in it.

well instead of checking with folks on the internet why don't you call your state agency that controls lending and ask them what are the rules.. every state is different just because some one is doing it in antoher state makes no matter if its not legal in your state..

I wouldn't worry about artificial goals set by the internet, just focus on what reasonable for you. 

Your conducting business everytime you sign your name on anything......It all started with Wikipedia....Schools are fighting the internet disrupting their market share on education.

Or should I just search the internet and do it that way.
