Check with an independent ERISA tax attorney before you start on this project, and do not simply take the word of the internet or a plan provider that a 75-25 JV deal is OK.

I have been fortunate in that area of investing and I funnel those profits back into securing my real estate assets so that at least one area I invest in is consistently strengthened and strengthen so that no matter what in the end I will end up with all pay off properties and an all positive cash flow because I too have my eyes on a good and comfortable , financially independent retirement.

You can avoid all of those if the seller is willing to carry the note.I would, however, recommend getting an independent appraisal.

On one project, I had a GC balk at a very detailed, 8-page SOW for a very large project and told me he was "overwhelmed" by its appearance and the 5-page independent contractor contract that accompanied it.
