@Kevin Pitsinger Jr Im guessing the property is in Garrettsville which is a pretty sparsely populated area so you may be hard pressed to find any comps but have you checked craigslist and zillow for any rental comps?

Some will say that and you get into the OM and it's a 4 or 5 cap on existing income and when stabilized is a 9 cap.John you had said you were about 6 months out.If you have a more pressing need let me know.Thanks

These percentages should all be higher until you can confirm actual expenses.Overall looks good... press on and go look it over with a contractor if you can.Hope this helps.

Of course your contractor would love to paint the whole house.. it might be ok if you just do the touch up again.I'd at least give that a try first..in one room and see how it turns out.Normal wear and tear it's rather average to expect to do interior painting after a tenant leaves.. so I bet your going to be hard pressed to keep $$ to cover that.
