Assuming this discussion is sort of like a job interview, I want to impress them so I can get the best rates and work with the best lending team.

I didn’t see who was inside either vehicle and had the impression it was for a neighboring family.The repairs were on the exterior of the house and we didn’t go inside. 

Nothing to impress.

No kitchen remodel, no bathroom being redone, no stainless appliances-nothing being spent up front where it shows and impresses a new tenant.

Not demonizing, but impressed if this is actual cost.

I am under the impression it is scam trying to get your personal information.

I have found that numerous people are getting the impression that you don't need any money to get into real estate investing. 

.- Exterior paint, interior paint - HVAC and water heater appear new, roof appears new- Interior has some water stain marks, replace drywall patches- Replace kitchen with modern cabinets, granite, appliances- Oak floors downstairs hopefully can be refinished- Replace carpet upstairs with composite flooring or nice carpet - stairs are carpeted!

Tenant then said she was under the impression that the rent was what she deposited, not what is clearly posted and that that is all she can afford.
