@Tom Donnelly, if you end up buying in Sky Harbor, I use a husband / wife team that are cleaners / maintenance on a cabin or 2 out that way that are great.

Good Cleaner and Maintenance Person!

You need not have an LLC for the bank account from day 1, but a dedicated property account makes record keeping cleaner and less of a hassle when turning in tax reports.

I assume the management company or the cleaners have sheets they launder somewhere else.  

If so, the % or flat fee for service is really a much cleaner way to do the deal. 

-Although they hired our cleaner to come for a few hours and then the whole family spent about 5 hours cleaning (along with us) one night, the place still required several more hours of cleaning afterwards.

Anybody got a good cleaner out that way?  

Cleaner files, better data means better bids.  

Why don't you buy subject to, sell your interest and step out of the way having the seller sell to the buyer, much cleaner. :)   

One of my carpet cleaners always measures the square footage of the house before he cleans.
