For me a few-call/text tenants in path check on their safety and safety of property-have several "go to" guys for emergency repairs-keep the news/weather on at all times keep watch-update property owners of the status of their property and make plans to drive the area where storms rolled through-watch for roofing signs in the area, often a good indicator that a rental you have might have hail damage as well, saves putting in a claim when not needed.just a few I am sure I will think of more though.

All perils is $5k, excludes earth movements, floods and the rest storms and wind/hail is 2%.

I recently filed a claim on my personal I also have for Allstate for a new roof and it took a lot of back and forth for common sense to prevail but they eventually replaced the whole roof vs. 143 shingles due to hail and wind damage. 

We dodged the most recent hail storm, but were whacked hard a year ago and five years before that. 

In a hail prone area like MN, expect double if not triple from that $.

Asphalt shingle roof materials are usually warrantied from 20 to 30 years, but are susceptible to hail damage land low roof pitches.Older houses before 1978 or something like that may have lead paint.

I've done that as a "hail mary" a few times.

Roofs are probably every 10-15 years depending on your luck with wind and hail storms. 

The 1% "rule" seems to hail from a time of higher interest rates (6.5%-8% from dated articles I've found online) when the math just so happened to work out to make it quick and easy rule of thumb.
