Keep up the grind

If you are upgrading to rent the properties then you need to consider the the pros and cons of both systems.The number one complaint of forced air systems is the noise (which is a result of poor duct design).

I think usually your best bet is to use 1/4 plywood underlayment and/or some sort of leveling product to fill in low spots along with some method of grinding high spots (primarily you need to get the floor FLAT, not necessarily perfectly level.

They get a bad tenant that stops paying rent, trashes the property, sneaks in five friends and a few dogs, gets noise complaints from the City, or whatever.

For example: location/noise/view are very subjective and can be argued with photos. 

These aren't quite the grind that the first couple of deals were, but we're wondering: when do the systems take over and the business become a well oiled machine? 

The upstairs neighbor wasn’t happy about the noise and one day he came to our unit swearing and threatening my contractors.

California bill SB9 effectively bans single-family zoning across the state, allowing severances and up to four units on most residential lots.Of course as an investor you want to love this, allowing ADUs or replacing a single family with a 4plex.But of course I don't want it in MY single family neighborhood...I don't want a 4plex with cars, noise, and all the other issues that come with multifamily next door to me.What do you think?
