Sounds like you and I are very similar - I too am in a job that's just not fulfilling anymore, and have set a 2 year timeline to freedom!

I want to best utilize my time, not just be busy or have somewhere to be fulfilling some sort of false sense of purpose.

Until the 2 year requirement is fulfilled?

Go with the loan that best meets your needs and fulfills your intended goals.

That last thing you want is to get a house under contract, hoping it will sell, and then put the seller in a harder position when you can't fulfill the contract. 

Make all your Team members know what you are accomplishing with the "subject" property and your goals.Find/Get your local Team members who you feel about them fulfilling what you expect.  

I am a lifelong student and can't wait for the future.
