@Dave Toelkes the funny thing is that I could make a tremendous amount more in REI and pay far less in taxes than I do in my current profession- but I would not be as fulfilled.

I have had some wholesalers tell me they fully disclose their intent to flip to another buyer and never close to the seller, they are probably safe doing this in that the seller will probably never complain to the real estate commission, but that is openly admitting that they intend to fulfill what the state considers to be the role of an agent.

I'm not sure what most people do to fulfill this requirement, but my personal plan is to actually move to Delaware to fulfill the role myself.I would also note that there is a thing called a Series DST, which allow you to pay the $500 fee once and then create arbitrarily many "child" DSTs that distinct owners and distinct liabilities.
