It has been a very fruitful exercise for me.

I want to enjoy SOME of the fruits of my labor now--just a little bit.

And . . . . it's not as if the budget is going to be fat and happy on these jobs either - there is always lower hanging fruit than rehabbing houses for investors.

Although I don't have any regrets because of what I have learned through trials, I would like to think that learning through others mistakes can be just as fruitful!

I love to learn from others who have fruit on the tree and would much appreciate advice from people that have experienced success themselves. 

Creative investing or rather deal struture is where my juices get flowing.

If the foundation repair went over budget 10-20k "which I hear they do quite frequently" is a 20k profit worth the time / risk or is there other "Low Hanging Fruit" you could invest in for the same return?

They tried to move me again 10yrs later and I told'm what they could do with that.The only way to "win" is to retire elsewhere with a better cost of living . . . but an addict has difficulty "getting of his juice"  :grin:

I'm looking forward to how much fun it will be to see the fruits of my labor: i.e. newly renovated homes for great people to buy and enjoy, and fat checks with my (or my company's) name on them lol!
