The other property is a recipe for drag on a relationship and you're one friendship loss from that property cash flowing negative.  

Sorry, I can't make recommendations, as I only invest intown.But I would be very careful about mixing business and friendship.

Loaning money to a friend, is one of the quickest ways to end a friendship if something were to go wrong, and the fact she's hard to get ahold of, and you don't know the person that will actually be spending the money, nor the market in which the property is situated are all red flags.

Keep any friendship out of it, this is a mess your Realtor allowed you to get into.

Sometimes I feel like I personally do too much in my business and working in general, but it's moments like these where I get to share my experience, create friendships, and help others that I value the most.- In the same vein, my employees motivate me.

Every time I've hired friends, it ended the friendship.

But yeah, sometimes friendship comes with a price and that's why I want a win-win deal.
