Not had a Goodman fail yet.On another property (our same favorite HAVC guy) installed a new a/c compressor, evap. coil retro-fit & line set for $2900.

My top 3 favorite aspects of STR's:1).

Some of my favorite stuff right now:  Jasper (like chatGPT but build for marketing), Tolstoy (video FAQ system for your website), and a FB automation tool from Stonefeather Marketing. 

@Chris Schoonhoven, Columbus Ohio is a great RE market.Speaking of Hilltop, you need to find the sweet spot, I own duplex there and is one of my favorite, not really in Westgate, but that particular block is nice with home owners who take care of their properties, purchasing price is low, tenants there are low-income working class, I did serious tenants screening, and am very happy with the ones I have, it produce the most profit out of all my investments.

So much so that, even though Tulum isn't necessarily my favorite place in Mexico to spend time, I'm thinking of going on a regular basis with a group of friends and renting a luxury villa for very little money rather than spending time in one of my properties.

This property will not be fancy, and will be painted the same color throughout (walls, ceilings, trim, etc.).What "white" paint would you recommend for a Section 8 property that should give me the best results?
