It took the old owners 60 days to move so that explains the extended rehab period.  

As Ashish said, you qualify for a 1031 exchange after holding your property as a rental for an extended period.

@Jason Lawrence - we don't "make a business off of taking 3k from as many people as possible" we make our money on the loans extended through our various loan programs.

He had played me pretty successfully against other investors before and I so I am leery of extending as he is ready to close though I am confident he is also willing to extend.
