I want to start analyzing deals every day, but I'm stuck coming up with these numbers.I plan on house hacking my first deal, using FHA loan, renting the other units out and then using brrrr strategy if that's possible.

I'm sure it happens every day of the week.However if you're paying market value or close to it, which I suspect you are, then I would recommend going to the building department, explaining the situation, and asking them if, should you buy the property, it's going to be an issue for you.I wouldn't be concerned about renting it out.
