I don't really want to invest in a D-class area.Tangentially, what are some of your "it's time to sell this property" red lines when it comes to the changing economic conditions of an area? 

Changing locks and holding contents hostage maybe.

Life Changing is my go to now as their owners and 5 of their loan officers have even joined my group.

Long-term planning allows for steady growth, compounding returns, and the flexibility to adapt to economic and societal changes.

If their policy ever lapses or is canceled, they are automatically enrolled in my master policy and covered. 

This was the first property I ever purchased so I have a lot of equity and I feel like it could be better used.

Estimated cost for remaining changes (all new electric, drywall, tile, fixtures, cabinets, roof, doors, windows, heat pump, some siding, and fencing.

We did get much lower costs when we changed to minisplits but the initial cost is high.

I'm interested though in how that changed after the 2008 crash and why isn't it the same if it is truly not.
