There is an enormous difference between the 2 counties.

If you are planning on buying in bulk this scenario might be different but to buy one house you'll be doing an enormous amount of leg work PLUS just because it's an REO doesn't mean it is a deal.

We used an FHA 3.5% down and luckily all of the units were vacant so we moved right in and started renovating.The pros are obvious: leveraging your mortgage and offsetting the largest expense (housing) creates an enormous amount of savings rate.
