I have been listening to the BP podcasts and have downloaded a few spreadsheets to determine COC and Cap rates, but when i use the following criteria that i heard on a BP podcast to eval a MF, i have yet to find a positive COC, or marginal COC!

You need to download a Personal Financial Statement (PFS) spreadsheet and populate it. 

a couple things.....1. download the app overdrive.......go get a library card....boom!

Both working from home was causing some issues for my wife's connectivity and I had a lot of large downloads I needed to do for work.

You can't beat getting leads while driving around and learning the area, download an app like LandGlide or similar to get information while you drive, then skip trace and cold call owners.

In Wisconsin you can just download the sales contracts and fill them out, any title company will close the deal for you. 

This will allow you to easily determine at the end of the year what is business and what is personal.I would also download an app to keep track of your miles that you drive for business related purposes.This will all be handy when you work with your accountant.
