Most borrower's fall prey to bait and switch or scams because of this.

Such as in a slip and fall suit, or a broken stair tread lawsuit.

You're welcome to claim other things fall under that umbrella, but then we're just arguing about terminology which is not productive. 

However it doesn't change the fact your name will be forever be listed on a docket and its one more thing you have to explain to banks, financing companies, employers etc.

But something just did not add up with those guys ( and they were AZ based and slick as all get out) But to easy to approve me just send 10k for due diligence. only somewhat related but BiggerPockets really needs to acknowledge a new category of lender that falls in the Non-QM space (any mortgage thats not qualifying under the Agency QM rules - including DSCR lenders but also many established non-bank lenders that focus on pretty standard mortgage products that are part of the established Secondary Market and Finance Infastructure). 

Maybe because I'm from Albany I'm bias but..Albany/Troy/Schenectady = UpstateKingston/New Paltz = DownstatePlattsburg = North CountryBinghamton = Southern tierSyracuse = CentralBuffalo = WesternRochester = would likely fall into central  but could be western

I agree with @Ned and @Chris   also don't fall for buying any monthly software subscription.   

If not, let them do month to month, but at a slightly higher price explaining that you will have problems getting it rented later in the fall once they move out.
