Retitle all your accounts into the trust.In addition to your living trust, you probably want to also create a pour over will that will add what you forgot to fund in your trust during probate.You would also want to look at an advance directive and a durable power of attorney effective upon disability or incapacity.Also check with a local attorney if you should transfer your homestead into the living trust or if you should use instead a lady bird deed as in some state it may create later issue with medicaid/medicare and/or homestead exemption and/or protection.

Sometimes I wish I would have to worry about this.For my clientele, you are already on top of the list if you actually have a current employer and your main income is not SSI, disability, and all the related, ehm, government handouts. :-)Actually, when they are 35 years old, they already had at least 10 years disability income, that's quite stable, isn't it?

My screening system is free (except for my time to process it).I do an employment verification, previous landlord reference check, an eviction history (thanks to the online court system), and verify they have no outstanding water bills. 99% of the time they're on disability so the income verification is easy if they show me a pay stub or bank statement with direct deposit.

However good point.. if one suspects that then you need to have them be represented by a lawyer preferably that takes all your responsibilities out of the transaction.I had one that was not so much hoarder but disabled people and children crowded into a home that was a horrible situation..

Theoretically, you could disable the minisplits during the winter, so that they cannot be used for heating, and use a "dummy" thermostat in a prominent place, and have the real thermostat, set to 68, in a hidden place that they cannot access, but that reflects the temperature of the unit.
