Hey Cory, before you switch your property to a MTR, I would test demand with your property.

An appropriate sub2 deal is one that properly conveys the burdens and benefits of ownership to you (there are 7 tests of this per precedent and case law).

Passing the Self-sufficiency test on 3-4 unit properties with FHA financing is truly a nightmare. 

Have done any soil testing or build studies so that you can transfer the land in a more opportune way than when you bought it? 

I would test drive several of them and see which ones fit best for you.  

I would have to do a 5% conventional loan to avoid the self sustainable test required for an FHA loan.
