It's much more cookie cutter on SFR's (not that short sales are cookie cutter, just that they are compared to commercial loans)Regarding viewing, they probably mean no interior inspections and to not disturb the tenants.

But there is more to a condo conversion that rolling a pizza cutter over the top to divide it up.It could create value, but it's not an exercise to enter into lightly.

Also, in no particular order...fish tape, wire stripper/cutter, wallboard texture gun or at least spray cans, scrapers for wall repairs, drill bits, screw-driving bits, utility knife, oscillating saw, adjustable wrenches, nail set, speed square, miter box, handle for plunge-cutting hacksaw or drywall saw, rasp, caulk gun, razor-blade scraper.

The house was built in 1974.My question is, is it something I should stay away from, or is it just a cookie cutter statement that some appraisers like to put in their report?  

I used to work at one of the nations largest online lenders and I can tell you if your scenario is perfect then you won't encounter much, but like when dealing with anything slightly outside the cookie cutter loans you do it's hit or miss.
