Make sure there are as many as units (unless landlord pays utilities).Find out how common areas are shared/run/storage rented etc.If there is a laundry room find out if there are coin operated machines and who is maintaining them.

@Mike Duran I have read other posts/articles where they say coin operated machines only make sense with 5+ units.

If the dollar keeps falling apart, I might change that and only except gold or pre-1965 silver coins (half kidding).

And I first started in the business when Turn Key term was first coined  back in 2001....

The house is large for the area, 3/1 on the left and 4/1.5 on the right. there are also some extra rooms in the basement (finished) for possible studio apartment, coin laundry or paid storage, not confirmed if feasible or allowed by the town.

@Ben Leybovich I think it's a coin toss on newbies and calculators.

But I am thinking local flippers could make some nice coin there..

Add in other income (if there is any such as coin op laudry facilities, etc).

Everyone is going to tell you to go here, go there, flip a coin, eat some cheese, whatever...
