And I’m not sure but I heard that you have to have 20% of equity in the property before you can take out HELOC, Another thing is that, I’m from another country so I don’t have any family members here to ask for a loan.

@Alan DeRossett California,   I get it but the rest of the country I don't believe has as restrictive regulations or commands higher rents due to those type of improvements.

Look at price of daycare country to country, that's different too.

You may also be required to show credit history in your country of origin for favorable terms/higher than 65% LTV.

That was a bit before the pandemic and I assume the country, its tourism sector and real estate market have continued to do pretty well, as the country has a lot going for it and its government is doing a lot of the right move.
