In contrast, the terminal capitalization rate is the projected NOI of the last year (exit year) divided by the sale price.

It's invaluable for both those committed to investing in publicly traded securities and those that want to contrast publicly traded securities with real estate investing.)

By contrast, LLCs are not people, they are corporations. 

This is in stark contrast to areas such as SF or NYC where a landlord is handcuffed so tightly that even Houdini would be impressed when it comes to their ability to increase rents. 

And no houses were broken into either.If you were to contrast that with the neighborhood around the intersection of MLK Jr Blvd & 44th, you'd probably find the exact same stereotypical look you mentioned, but a lot more crime.

A compare/contrast kind of thing.  

They are almost as involved with the management as we are, the management company that they hired.In contrast, professional investors evaluate opportunities based on the liabilities and learn to manage those risks.

In contrast, this home was one that is just breaking even and I was buying it because I see future appreciation here.

In contrast, other lenders I know are creative and are true asset based lenders that are willing to look at the true value of a property for the purpose of lending.At the end of the day, credit can be a 'smoke screen' and won't really mitigate your risk too much in todays market.
