Who's coming in to work and with area in ashes and homes taking 10X longer to slowly rebuild and persons come back, how many of the community business's are non-viable until a certain density is reached. 

It will likely be a “commuter” community and will still attract plenty of great tenants.

They taught me how to professionally engage the brokers and sellers and submit all-cash offers using THEIR cash. 

The biggest challenge seems to be finding lenders that offer these loan products which is where I’m looking for help from the community with recommended lenders that serve Texas.The Fannie Mae (or Freddie Mac) options are preferred over FHA purely because of the (perhaps perceived) limit on renovation funds that the FHA option provides.

I got in for no money in a C plus community so I made a move.
