I wasnt even there.My insurance company took all the info and will take it from there but it looks like he may be able to get medical expenses.They said that if it was a single family he probably wouldnt get anything but because its considered commercial then he might be able to get paid.

All 16 units would have to remain on same lot/deed forever (so in terms of value, I can’t capitalize on the duplexes being sold to conventional non commercial buyer) think financially it would be nice to phase it out one duplex at a time.

Speak with the commercial lending department as it's 5 units.If those are the numbers, you may be able to do a deal like 50k down from you, 50k contribution in the form of seller financing (2nd mortgage), and then the bank can provide the rest including purchase + rehab financing.
