From your past posts, as well as what work you've mentioned being comfortable taking on yourself, I think you definitely have the requisite knowledge to act as your own GC and sub out any work you don't feel like taking on yourself.

Get out of your comfort zone.

This gives much better diversification protection across geographies, asset types, strategies, investment subclasses etc. versus putting all the eggs into one basket.The downside is that it's not for everyone, and a person has to be comfortable with turning over control to someone else.

It's like having 20 cars in a garage, all in good shape with maintenance records and all, and calling a local dealer's shop asking for a trade-in value on one of them, while I can comfortably put it on cars.com and sell it to highest bidder or take it off the market if I can't get the top retail dollar on it.

If anyone has any recommendations for an Architectural Designer or Structural Engineer who can help design and put the plans together that would be awesome.
