In drier climates, landlords should totally design their properties to low water plants, which are less maintenance. 

Damages, dirtiness, disorderly tenants, disrespect, etc.

We have a SFR residence and a SFR rental just down the street that I self-manage.My wife is from Ecuador and hates the dry climate in Colorado also the cold winters. 

This is a very touristy beach area but I would definitely expect it to be more seasonal with our climate. 

Plus my neurological disorder kinda prohibits me from doing stuff like that.

I know in some colder climates it is illegal to shut off gas or electric during certain months for that reason, but usually water isn't included.

Gas for a furnace if it is in a cold climate is nice and makes people stay a bit longer and feel more at ease. 

For homes in hotter climates, I prefer tile.

Mold requires two things: moisture and a food source (dust is sufficient).I suspect this is on an exterior wall in a cold climate.

All of the cray-cray, unreasonable tenants I have had were inherited. 15% of the population has a personality disorder and 5% has a diagnosable mental illness you're bound to get stuck with one at some point and Life.Is.To.Short to deal with that BS when I don't have to.
