Things that have come to my mind are:Finding locations - how to pay and willing companies with space or charititys with space to make it affordableHow to advertise for interested membersDo I need a license to run a group of this sortWhen to consider charging membersWhat to do during these meetingThese are the things that have crossed my mind.

@Lane Cooper - In terms of relatively low risk vs. high reward, I have yet to find a single better investment than doing a house hack. 

It's fun and rewarding. 

Other methods are combinations of Bypass Trusts, charitable Remainder Trusts and Charitable Lead Trusts, etc.

That can be more risky but the rewards can be greater.

I'm getting a little wrapped around the axle on this one, and anyone who can help me out will be richly rewarded with my eternal gratitude.

The risk/reward would seem to mitigate in favor of at least an attorney consult. 

I'll take the $100k (after taxes) reinvest it to save future hard money costs (7k/ year guaranteed savings & less risk/ reward) However The argument can be made to refi, get the amortization, cashflow, and appreciation; & 1031 into a new deal down the road!!
