Download you state landlord tenant laws so you comply with notices..A m2m lease still requires proper notice period for you to change rent rates..so notice would be prior to 1st of upcoming month for rent increase to start after that full months time.. 

Leverage is also a game changer.

You still have to do all of the due diligence that Jorge Abreu mentioned in his opening post, but starting with someone that YOU already know and trust has been a game changer for me.

We use AppFolio as our management platform and we have an AI chatbot (called Lisa) as part of our subscription and although she has limitations she has been a game-changer for us in lead response and scheduling showings and post-showing follow-up.

you have the cash flow is the only metric camp and U have the camp that says your tenant is paying down a prime asset.I suspect your drama factor renting that quality of asset is next to nothing.. you move into lower end rentals and you may not like it.. like you said index fund might be more akin to these.but the tax free gain is a nice one I have used it in CA and Oregon many times.. and its a life changer.. no amount of low end rentals cash flow will equal a nice 500k tax free event from a CA or WEst or high end east coast primary residence.unless you own lots of rentals  :) Texas would worry me the most.. unless its really really a prime location. 

Now, this can be a game-changer for house hackers in some CA markets.  

regarding loans, low money down conventional mortgages is life changer(avoid FHA at all cost).
