Sure it's also a risk if you have bad tenants or the place catches fire but I feel it's a risk worth taking instead of watching your money suddenly either vanish or jump up.

So overall, I can get the whole building insulated for $250, which seems like a no brainer.The catch is that I have to remove some knob and tube wiring that they found in the basement before the insulation can be done.

It takes them a while to catch on.So retail appears to be slowing and I've actually seen a couple of more investor appropriate deals in the ballpark of reasonable (and by that I mean priced at 2x my number rather than 3x) on the MLS lately.
