From my experiences, I would not take on low end rentals and all the risk and work they entail if I had the budget for a solid middle to higher end option.And finally, as you do start looking more seriously at actual properties, bring your questions here and weigh the various answers you will get.

They only know how to do owner-occupied transactions.Several, but not all, agents here on BP though, SEEM to know what they are doing.If they can't help you analyze ROI or cashflow, and just want you to offer asking prices, then what value do they bring?

If you’re close to $150,000 in AGI, a few ways you can bring that down AGI is by maxing out a 401k traditional ($23k for 2024 tax year), maxing out your HSA ($4,150 for 2024 tax year), and if you have any capital losses from stocks (up to $3k per year), I would encourage you to have great bookkeeping to ensure you’re capturing all of your deductions appropriately on your rental property.

Hey Dave, since I have mortgages on these properties, would it make sense to bring cash to the exchange to cover the mortgage amount (or pay off the mortgage before doing the 1031) and improve the cash flow for the newly acquired property?

They might want you to stew in it if you can't do the rehab.Your best scenario would be to bring in a partner on the flip who is experienced and share the deal with them to get the experience if you can.
