I decided to buy my first single family home and on my 21st birthday i got the keys to my house all by myself! 

As far as breaking auction.com protocol, who cares, what are they going to do, take away my birthday?

The bank I use for my properties allow for tenants to direct deposit with just my name and birthday.

If it were any other season, we'd plant new greenery and colorful flowers, trim all trees and bushes and put down black mulch along the base of the house.

I send similar birthday wishes with a Starbucks card as well.  

I like the goals you've set, as I share similar goals: 500+ units and $10M net worth by the time I am 45 (I just celebrated my 35th birthday on Halloween).  

Within 1 week, I get a txt saying my husband just brought my household stuff from CT and he will be staying here until my daughter's birthday, before he returns to CT to care for his mom with cancer.

Nothing big, just little things....I'll buy mulch in the Spring, maybe a couple plants/flowers, or maybe get them a new lawnmower when the old one has acted up a few times.

Just stop planting flowers there.
