The 2nd realtor doesn't have any investment background, didn't have advice on best rental property and the 3rd couldn't find any properties while the 1st realtor found plenty that matched our criteria.

Still, seller financing is usually faster and easier to get than a government-backed mortgage—if the seller is willing and able to provide it.And, while most owner financing requires some form of background or credit check, it can help otherwise unqualified borrowers achieve homeownership.

The judge won't care what the agreement was, you broke the law and now the judge is going to award the tenant 3 times the monthly rent to the tenant and order you to give back that money.You need to tell any applicant that offers this that they must complete your application and go through all back ground checks.

It'll be a force, but it just can't fully dominate until it can run at all angles.

If you already come with the experience (i.e) r/e background experience, don't need one.

I've done 6 flips, and own 37 rentals since starting in real estate in 2018 (just to give you touch on my background).Today, on a daily basis I get 10-20 texts and emails offering me purchase opportunities that are mostly homes to BRRRR.  

Definitely recommend doing a thorough background check on potential tenants, it can save you a lot of headaches down the line.
