My wife and I (and 2.9 kids; she's due any minute w/baby #3) are actually moving a bit north ourselves now, because we want to be closer to our investments (Spring Hill area).

I'm 19 and about to buy my first 2-4 unit apartment but haven't yet, however if I could of went back a few years with everything I've learned now just make sure you're always learning, reading, etc, don't spend your money on stupid things like cars and clothes, if you get a job and keep saving you should have money for a 5% down payment on a property by 18 or so, if you're going to college you can buy a 2-4 unit (duplex-4 plex) or a cheap house and rent out the other rooms, that can go in general too not just with college, and don't buy a brand new car, get at least 3 years old because a car loses 40 percent of its value over those years, you can get a very low mileage older car if you hunt for it, new cars are financial suicide to young people, ideally don't spend more than 10% of your income a vehicle per year, that may be hard depending on what you do, and invest every penny you can while maintaining a safety net (at least a couple thousand dollars to cover expenses, etc) that way you don't have to pay abhorrent credit card interest rates.etc

One day the house was empty and then a week later someone moved into the house, hung up clothes, put dishes in the cabinets, illegally rigged the electricity.  

So if you have Nancy and her two children, John and Joe on the lease, and then Nancy's estranged lover/baby daddy John Sr. decides to move in you have a grounds for termination.  

Me and my wife have a baby due in September, so I want to be cautious about making any moves before then.I just got started on a real estate course last night.

My brother does the same, and now we have turned our SFH into a full investment.2011, baby arrived.  

I bought a 1 bed room condo all cash for 200k now I am needing a 2 bedroom having a baby on the way and not sure if I should sell the condo or rent it out.

I agree that this is very important when selling a nicely flipped 3/2 SFR to a nice young couple with a dog and their second baby underway.

I am curious as what would be best route as My wife and I work full time Monday-Friday and have lil baby.

I just got home from the hospital with my new baby girl - so I might be a day or so :)
