Posting an update here in case anyone is following or is curious on how this plays out.I received an investor update from the sponsor a day or two after initiating this thread.

In the case of housing: we have ample demand (and more on the sidelines waiting to jump in once rates tick down) and not enough supply.

Specifically, I've encountered frustrating connectivity issues, like frequent disconnections and slow updates, especially from my primary bank accounts.

So she did not pay rent for September ( she was supposed to pay it to the previous owner and the owner was supposed to send it to me, but the previous owner received nothing and she agreed nothing was sent ).Now she needs to send my information to her case worker to update the rent payment address and everything.

It is completely updated 2 bedroom with all new appliances to include washer and dryer.

If a co-tenant moves out, it is YOUR responsibility to ensure the lease is updated. 

A big trick is to do cosmetic updates to max out the rents, for example most deals I sell we raise rents a good 30-100% after paint, new counters, new flooring, paint/replace cabinets.
